Why We Look at Your Home Before We Quote It — and What We're Checking For

A customer texted me a few weeks back: "My friend's cleaner quoted her $200 over text in five minutes. Why do I have to do a walkthrough for a quote?"

Fair question. Here's the honest answer.

The five-minute text quote is great for the cleaning company. It costs them nothing, and if the job turns out to be bigger than they thought, they just bill more at the end. The customer finds out at the door: "Yeah, this is going to be more than we said." That's the moment when the industry earned its reputation.

We don't want to be that company. So we do a fifteen-minute walkthrough on most jobs before we hand you a number. Here's what we're actually looking at.

What we measure (and why Zillow is wrong)

The first thing we check is real square footage. Zillow, Redfin, and tax records are wrong more often than they're right. They count basements that aren't finished, they miss additions that were never permitted, they round, and sometimes they're just plain wrong. The square footage we use to quote you is what we measure with our eyes and our experience walking the home. If you're paying for cleaning, you should be paying for what's actually being cleaned.

The second thing is room mix. A 2,000 sq ft home with two bathrooms is a different job than a 2,000 sq ft home with four. Bathrooms drive time more than any other room type, because of the surfaces, the fixtures, and the corners. Same goes for kitchens with islands versus galley kitchens, primary suites with two sinks versus shared baths, finished basements with full kitchenettes versus storage.

What we look at room-by-room

In the kitchen, we look at appliance condition (especially the inside of the oven, microwave, and the top of the fridge). We check the grease film on the range hood. We open a couple of cabinet fronts to gauge fingerprint and grease build-up. We look at the floor texture — natural stone, vinyl plank, hardwood, tile with grout — because each one wants a different process. We note whether there's a built-in coffee station, a wine fridge, a second pantry. Those are slow zones that add real time.

In bathrooms, we look at hard water staining on glass and chrome, grout condition on tile and tub surrounds, soap-scum on showers, the state of the exhaust fan cover, and whether anybody's actually cleaned the base of the toilet recently. None of this is judgment — it's just data. We need it to quote you a real number.

In bedrooms and living areas, we're looking at floor type, baseboard condition, ceiling fans, light fixtures (especially recessed lights, which collect dust), how high the ceilings are (a 10-foot ceiling needs an extension pole), and pet hair patterns. Pet hair is a big one — long-hair breeds in a shedding season can double the vacuum and edge-detail time in a home.

We look at the laundry/mudroom because they're often forgotten in quotes and then we get there and find a full-size utility sink and a deep freezer to wipe down. We look at the entryway because Southern Maryland mud, road salt, and pollen all live there.

What we ask you

The walkthrough isn't just us looking. It's us asking. Standard questions.

What's been bothering you most? Almost every customer has one room that nags them. The corner of the master shower. The dust on the ceiling fan blades. The grease ring on the cooktop knobs. If we know what that is going in, we make sure it's perfect, every visit. This single question is the highest-leverage thing we ask.

Are there any areas off-limits? Home offices with sensitive paperwork. A nursery during nap time. A teenager's room (some parents say "leave it alone, that's their job"). A workshop or a craft room with delicate projects in flight. We respect every line you draw. We just need to know where they are.

Any specific concerns about products or chemicals? Pets, allergies, asthma, infants, sensitive surfaces (natural stone, brass, vintage wood). We carry multiple product lines including no-fragrance and pH-neutral. We can absolutely accommodate, but only if we know.

Any scheduling constraints we should know about? School pickup, work-from-home meetings, a contractor working at the same time, a pet that needs to be crated. The cleaning will go better if we know the rhythm of the household before we walk in.

Will you be home or away? Roughly half our customers prefer to be out during cleanings. The other half like to be home, sometimes working from a corner office. We work fine either way. We just plan the route through the house differently depending on the answer.

What the walkthrough is NOT

It's not a sales pitch. We don't bring a slick folder. We don't try to upsell you on a "premium platinum" plan. We don't push for a contract on the spot. We answer your questions, give you a fair quote, and leave you with a written copy. If we never hear from you again, no hard feelings — we don't follow up with phone calls or aggressive emails.

It's not free recon for a hard close. Some companies do walkthroughs and then try to lock you into an annual contract before you've even tried them. That's not how we work. Our customers re-book us because the cleaning was good, not because they got pressured at the door.

When we'll quote without a walkthrough

We will quote over text or photo for: small one-bedroom condos and apartments where you can show us a clear video walk-through; recurring jobs for buildings we already service (a different unit in a building we've cleaned before); and rental turnovers where the property manager can give us accurate photos, square footage, and condition notes. For everything else — and especially for first-time deep cleans, move-outs, and post-construction jobs — we want to see the space.

How to book one

Three options. Call or text the number on our home page. Use the contact form. Or if you're a property manager or contractor handling repeat work, we'll set up a recurring walkthrough schedule for new properties as they come in.

A walkthrough takes fifteen minutes. We promise we won't waste any of them.
